SECRET VALLEY (Ha Potami)

Secret Valley is the largest golf resort in Cyprus. It covers 10 000 000m² of prime mountainous and valley terrain. The resort has captivating sea and mountain views and is located just off the main Paphos motorway. It has a 20% building density which means 80% of the resort must remain green area. The resort also has stringent height restrictions that limit all structures to the 1st floor.

Currently the resort has many attractions, such as the completed 18 hole landscaped golf course, driving range and practice putting greens, a fully equipped pro-shop and the clubhouse. The clubhouse has been renovated to an extremely high standard with a full bar (indoor and outdoor), restaurant, lounge areas and conference facilities. The pro-shop provides you with all the facilities needed, including buggy rentals etc. It also provides a resident professional golfer to help with your game, not forgetting, an established residential area that is regarded as prestigious.
The resort is being developed by a major Blue Chip plc and is listed on the London stock exchange, with more than 25 years experience in the industry.

With all these facilities, Secret Valley is still in its infancy stage of development in terms of the “Master Plan”. This means, the future infrastructure that will be implemented into the resort is significant. Sports Recreation Centre
The purpose of constructing a high-tech sports facility in Cyprus is to attract athletes from the cooler Eastern European and ex Soviet countries to do their training during their off-season.

The Resort has approved zoning and building permissions to construct a 1km long beachfront promenade. This promenade will constitute a benchmark within the resort as it would then be regarded as being totally self sufficient.  The purpose of the promenade will be to provide the resort with facilities focusing on entertainment. This will include various restaurants, taverns, pubs etc.
The shopping facilities and amenities are said to be one of the largest and boldest shopping centre/promenades Cyprus has seen.

Blue Flag Beach
The resort has a 1km long beachfront. This beach will be upgraded to a blue flag status, sandy beach. This stage of the development will complete the circle of a holiday resort of Beach/Entertainment/Golf/Family Facilities.

Outdoor Activities
Various outdoor activities will be within the boundaries of Secret Valley.
These facilities will include hiking, mountain biking, horse riding, bird watching and various other trails that would satisfy any nature lover.
 
Pitch and Putt
Furthermore, Secret Valley will be constructing a complete 6 hole pitch and putt course to aid you in mastering the game. It will also form the Grand Entrance to the resort that will be manicured and will certainly create the “Wow” factor.

Existing 18 hole golf course
The existing 18 hole golf course is currently open. The plans to completely redesign and move the course to feature several holes around the resorts own private reservoir have already been sketched. Once again, this course will carry the name of British golf legend Tony Jacklin.

* New 18 hole golf course *
This second 18 hole golf course is currently under design by no other than Tony Jacklin himself. This course once complete will add astronomical values and prestige to the entire resort. The new course will have an independent clubhouse with its own facilities.
 
THIRD GOLF COURSE (Pending licences)
There is a pending application for an additional third 18 hole golf course, this course would be the ONLY professional championship golf course on the island. It will not be open to residents. Members will be recruited via invitation only, and the course will be hosting major national and international tournaments. However, once this course is constructed it will increase the status of the resort to the extent that it will compete with leading golf resorts worldwide.

Jacklin has designed world renowned golf courses including “The Concession” (best golf course 2006). His knowledge and reputation are second to none when it comes to golf. • Disney's Old Key West Resort - Disney Vacation Club is a turn-of-the-century Key West themed resort planned to operate in the timeshare market. The resort is positioned on approximately 70 acres within the existing 18-hole Joe Lee golf course. Other site elements include: a themed commercial center and a recreational marina.
• Royal Mirage Dubai - Located on the southern shoreline of the Persian Gulf, The Palace at Royal Mirage is a 300-room resort hotel with a substantial amount of site work, including pool, fountains, large reflecting pools, restaurants, and tennis courts.

One fact is certain, EDSA have left an impressive list of masterpieces in their wake whenever they are involved in designing a 5 star development.
Their involvement in Secret Valley is an indication of the commitment the developer has in completing such a grand resort. It too shows the sort of status they want to achieve on the world map of international golf.

Investment Opportunity
Secret Valley borders the Aphrodite Hills golf and spa resort.
This resort is approximately 4 years ahead of Secret Valley in terms of their master plan, which means that their entire infrastructure is already in place. This award winning resort has quadrupled in price since its release approximately 6 years ago. Their infrastructure includes a completed 18 hole golf course with clubhouse, golf academy, tennis courts, 5 star intercontinental hotel, village square and health/spa facilities.
Secret Valley’s master plan includes many more facilities and therefore prices should reflect a level similar to that of Aphrodite Hills.

Comparative prices – A 3 bedroom panorama villa with private pool at Secret Valley start at CYP£ 280 000. The equivalent villa at Aphrodite hills, merely a stones throw away, starts at CYP£ 600 000. The vast difference in price demonstrates how much appreciation is gained with the implementation of infrastructure.
It is my firm opinion that Secret Valley will soon reach the level and status of Aphrodite Hills and should surpass them in due course.

Letting Potential
Our statistics are showing approximately 1/3 of purchases are used for permanent residence or retirement, 1/3 are holiday homes and 1/3 are investors that have buy to let properties.  At this stage Secret Valley is still very much a building site. Even in this condition the completed properties are achieving good rental yields.
